Glendora Market Update: What the Latest Numbers Tell Us Heading Into the Holidays
Every month we look closely at what's happening in the Glendora housing market so we can give our clients a clear, honest picture. Heading into the holidays, the story is consistent with what we've been seeing all fall: prices are steady, rates are higher, and buyers are moving carefully. Here's our November market update, using the most recent data available as of late October 2026.
Where are mortgage rates now?
Rates climbed further in October. According to Freddie Mac's Primary Mortgage Market Survey, the average 30-year fixed rate was 7.32% as of October 22, 2026, down slightly from 7.40% the week before but well above the 6.19% average a year earlier. The 15-year fixed averaged 6.68%.
Higher rates mean higher monthly payments for the same price, which is the main reason buyers are being more selective. Freddie Mac publishes new figures every Thursday, and your own rate depends on your credit, down payment, and loan type — so a lender quote is always the best guide.
To put the rate change in perspective, on a $700,000 loan the principal and interest payment at 7.32% is several hundred dollars a month higher than it would be at the rates buyers saw earlier this year. That difference affects how much home many buyers can comfortably afford.
Are Glendora home prices going up or down?
Prices are essentially flat. Redfin reported a median sale price of about $878,600 for Glendora in September 2026, down 0.16% from a year earlier. The bigger change is volume: Redfin counted 80 homes sold in September, down roughly 31% from the year before.
Fewer sales with stable prices tells us that sellers aren't rushing to cut, but buyers aren't rushing to buy either. A single month of data can swing, especially in a city Glendora's size, so we look at trends over several months and at specific neighborhoods before drawing conclusions.
Price trends also differ by home type. Single-family homes in sought-after neighborhoods have held value well, while condos and homes needing significant work have generally seen more negotiation.
How long are homes taking to sell?
Redfin reported a median of 43 days on market in Glendora in September — about the same as a year ago. Well-priced, well-prepared homes in desirable areas still move faster than that average, while homes that are overpriced or need work tend to sit longer.
For sellers, the takeaway is that preparation and pricing matter more than timing. For buyers, it means more time to compare homes, complete inspections, and negotiate.
What does this mean for buyers and sellers right now?
Buyers have more room to negotiate than they did a few years ago, and seller credits toward closing costs or rate buydowns are increasingly common. A strong preapproval and a clear budget are your best tools.
Sellers who list during the holidays face less competition but a smaller buyer pool, so a realistic price from day one is key. And if you're staying put, steady values mean the equity you've built is largely holding.
What should you watch over the next few weeks?
Activity usually slows from Thanksgiving through the end of December as fewer buyers and sellers are active. That makes monthly numbers in late fall more volatile, so we'll be watching trends over several months rather than reacting to any single report.
We'll also be watching weekly rate movements, new listing counts, and how many homes reduce their prices. Those signals often tell us more about the direction of the local market than headline averages.
Market averages only tell part of the story. If you'd like to know what's happening on your street or in the neighborhoods you're considering, we'd be glad to pull the numbers and walk you through them — no pressure, just a clear picture.
