Every year, we help families relocate to Los Angeles County and the San Gabriel Valley from other states and countries. Some are moving for work, some to be closer to family, and some simply for the weather, the mountains, and the communities. Relocating to the San Gabriel Valley from out of state involves a lot of decisions, and California does a few things differently. Here's the checklist we share with clients making the move.

How do you choose the right city in the San Gabriel Valley?

The San Gabriel Valley includes dozens of distinct communities, each with its own character. Pasadena offers a lively, urban feel with world-class culture. Glendora is a classic foothill suburb with a charming historic downtown. Arcadia is known for its polished neighborhoods and schools, Monrovia for its Old Town and historic homes, and cities like Covina, West Covina, and San Dimas often offer more space for the money. Start by listing your priorities — commute, schools, budget, lifestyle — and then narrow down cities that match.

If you can, visit before you buy. Spend time in the neighborhoods at different times of day, drive your likely commute, and explore local parks, shops, and restaurants.

Can you buy a home remotely?

Yes, and many buyers do. Video tours, digital documents, and electronic signatures make it possible to buy without being physically present for every step. We provide live video walkthroughs, share detailed observations about the neighborhood, and help coordinate inspections and appraisals on your behalf. Some steps, like final signing, may require a notary, which can often be arranged remotely or near where you live. We still recommend seeing a home in person before closing whenever possible.

What California-specific rules should buyers know?

California transactions typically use a neutral escrow company to handle funds and documents, rather than attorneys at a closing table. Sellers must provide extensive disclosures, including a Transfer Disclosure Statement and a Natural Hazard Disclosure report identifying flood, fire, and earthquake zones. Homeowners insurance can be more complex than in many states, especially near the foothills, and earthquake coverage is purchased separately.

Property taxes are based on your purchase price under Proposition 13, generally around 1% plus local assessments, with annual increases typically capped at 2%. Expect a supplemental tax bill after closing, and check whether any Mello-Roos or special assessments apply to the property.

What should you do before and after the move?

Before moving, research schools and enrollment timelines, especially if you're relocating mid-year. Get a preapproval from a lender experienced with California loans, and understand high-cost loan limits and property tax estimates. After moving, you'll need to register your vehicle and get a California driver's license within the time frames required by the DMV — typically soon after establishing residency. Update your voter registration, set up utilities, and file for the Homeowners' Exemption with the LA County Assessor once you've moved into your new home.

How can you settle in and feel at home?

The San Gabriel Valley has a strong sense of community, and getting involved is the fastest way to feel at home. Explore farmers markets, local festivals, and community events. Join a neighborhood group, a gym, a hiking club, or a volunteer organization. The foothills, the Rose Bowl, the Arboretum, and the region's incredible food scene are all waiting to be discovered — many of our clients say the first year is an adventure in itself.

What does it cost to live in Los Angeles County beyond the mortgage?

Beyond your housing payment, it's worth budgeting for other living costs that may differ from where you're moving from. California has a state income tax, and gas prices are typically higher than in much of the country. Utility costs vary by home and season, with air conditioning a bigger factor in summer in inland valleys. Homeowners insurance, earthquake insurance if you choose it, and maintenance should all be part of your plan. A realistic budget helps you settle in comfortably without financial surprises.

Your lender and a tax advisor can help you understand how California's costs and taxes apply to your situation.

Relocating is a big step, and you don't have to figure it out alone. If you're planning a move to Los Angeles County, we'd love to help you find the right community and home, whether you're across the country or across the world. Reach out anytime.
