Glendora is largely known for its single-family homes on large lots. However, as land becomes scarce, we are seeing a rise in "infill" developments—smaller pockets of townhomes or detached condos built on underutilized land.

For many buyers, specifically first-time owners and downsizers, these new projects are the perfect entry point into the Glendora market.

What is Infill Development?

Infill projects take spaces that were perhaps old commercial lots or oversized residential parcels and convert them into modern housing communities. You might see a collection of 10 to 20 townhomes popping up near the Village or along the Arrow Highway corridor.

Why Buyers Love Them

  1. Low Maintenance: No massive yard to water or pool to clean. The HOA covers the exterior, making this a "lock-and-leave" lifestyle perfect for busy professionals or retirees who love to travel.

  2. Energy Efficiency: New builds come with solar panels, tankless water heaters, and smart home tech standard. This means significantly lower utility bills compared to a 1950s ranch home.

  3. Warranties: Buying new means builder warranties. You aren’t worrying about the roof or the plumbing for the first few years.

The Trade-Offs

The trade-off, of course, is density. You have shared walls and less privacy than a traditional home. You also have HOA dues to factor into your monthly payment.

We are huge fans of these projects because they provide inventory in a tight market. They allow people to get into the Glendora school district at a price point that is often lower than a detached single-family home. We keep a close watch on every new permit filed, so we often know about these communities before they even hit the MLS.
