Pricing Strategy in a Shifting Market: What Sellers Should Know

How do I price my home to sell?

Every summer, as market conditions shift, Marcus and Helen Ibrahim have the same conversation with sellers who are deciding how to price their home: list high and see what happens, or price it right the first time? The data on this is fairly consistent, and it is worth understanding before you list.

Why overpricing tends to backfire

Homes that are priced too high when they first list tend to sit on the market longer, and buyers pay close attention to how long a home has been listed. A property that lingers can start to look like something is wrong with it, even when the only issue is the asking price, which often means a seller ends up accepting a lower offer after weeks or months of sitting than they might have gotten with a strong, well-priced launch that draws immediate interest and competing offers.

Reading the current market before you list

Whether it is currently a buyer's market, a seller's market, or something in between changes how aggressive a pricing strategy can be. In a market with tight inventory and strong demand, a seller may have more room to test a slightly higher price. In a market with more competition among sellers, pricing closer to recent comparable sales tends to generate stronger initial interest. An experienced local agent should be able to tell you, based on current data, which situation you are in right now.

The role of comparable sales

Comparable sales, recently sold homes similar in size, condition, and location, are the foundation of any credible pricing strategy, but they need to be genuinely comparable and genuinely recent, a comp from eight months ago in a shifting market may no longer reflect where the market actually is today. A good agent will walk you through why each comp was included and how your home compares on the specific factors that affect value.

Adjusting mid-listing without signaling desperation

If a home has been listed for a few weeks without much interest, a price adjustment is sometimes the right move, but how and when it happens matters. A single, meaningful adjustment tends to read better to buyers than a series of small, incremental cuts, which can create the impression that the price is still not settled and more reductions may be coming.

If you are thinking about listing and want an honest read on where to price your home in the current market, Marcus and Helen Ibrahim are glad to walk through the current data with you. No pressure, just a real conversation about strategy.
