Pricing Strategy: Why the First Two Weeks on the Market Matter Most

One of the most consistent patterns we see in real estate, across market conditions, is that a listing's first two weeks generate more buyer interest and showings than any comparable stretch afterward. That makes initial pricing one of the most consequential decisions a seller makes.

Why the first two weeks carry so much weight

New listings get pushed to buyers actively searching in real time — saved search alerts, agent notifications, portal 'new listing' badges — all of which fade once a home has been on the market a few weeks. A home that's priced right from day one captures that initial wave of attention; one that's priced too high often misses it entirely.

What happens when a home is overpriced from the start

An overpriced listing tends to generate fewer showings during its most visible window, and by the time a price reduction happens, much of that early buyer pool has already moved on to other homes. Buyers also track price history, and a visible reduction can sometimes read as a red flag even when the home itself is perfectly fine.

Why underpricing isn't the answer either

We're not suggesting sellers underprice to manufacture urgency — that can create its own problems, including buyer skepticism about why a home is priced so far below comparable listings. The goal is accurate pricing based on real, current comparable sales, not a strategy built around gaming buyer psychology.

How we approach pricing with sellers

We pull current, comparable sales in the immediate neighborhood — not just the broader city — and factor in condition, updates, and anything unique about the property before recommending a number. We'd rather have an honest conversation about a realistic price upfront than tell a seller what they want to hear and watch the listing sit.

What to do if you're already past the first two weeks

If your home has been listed for a while without much traction, it's worth an honest conversation with your agent about whether the price, presentation, or marketing needs adjusting rather than simply waiting it out. Sometimes a strategic price adjustment paired with fresh photos can effectively reset a listing's visibility.

If you're preparing to list and want to get the pricing right from day one, we're glad to pull current comparables and walk you through our recommendation — no pressure, just an honest number.
