Rent vs. Buy in Los Angeles County Right Now
With mortgage rates where they are, we hear this question constantly: does it even make sense to buy right now, or is renting the smarter move? The honest answer depends heavily on your specific numbers, not on a general rule you read online.
Why we won't give you a single rent number
Rent data across sources — Zillow, Zumper, RentCafe, and others — currently disagrees with itself by hundreds of dollars for the same city, depending on methodology and what's included in the sample. Rather than hand you a number that may already be outdated or simply wrong, we'd point you to Zillow's or Rentometer's live tools and encourage you to check the specific unit size and neighborhood you're comparing against — a citywide average won't tell you what a 3-bedroom house in your target area actually rents for.
What actually goes into the rent-vs-buy math
A real comparison weighs your monthly payment (principal, interest, taxes, insurance) against comparable rent, but it also has to account for how long you plan to stay, since the upfront costs of buying — closing costs, moving expenses — only pay off over time. It should also factor in the equity you build with each payment versus rent, which builds no equity at all, and the maintenance costs and property tax responsibilities that come with ownership and don't exist for renters.
We always recommend running actual numbers with a lender using current rates — Freddie Mac's Primary Mortgage Market Survey is the cleanest source for the national benchmark rate — rather than relying on a rule of thumb like the classic 'rent times 200' comparison, which doesn't reflect today's rate environment.
When renting still makes more sense
If you expect to move within two or three years, or if your down payment would leave you financially stretched, renting can genuinely be the smarter choice right now — buying isn't automatically the 'better' financial decision just because ownership builds equity. We say this as agents whose business depends on buyers, because we'd rather be honest with you than push a sale that doesn't fit your situation.
When buying tends to make sense
If you're planning to stay five or more years, have a stable financial picture, and can comfortably afford the payment at today's rates without stretching, buying often makes sense even in a higher-rate environment — you can always refinance later if rates come down, but you can't retroactively buy at today's price if the market appreciates.
If you want to run the actual numbers for your situation rather than rely on a rule of thumb, we're glad to sit down with you and a trusted lender to map it out — no pressure, just a clear picture.
