Route 66 Improvements in Glendora

Route 66 is the spine of Glendora, and in 2026, it’s looking different.

With the Metro A Line (Gold Line) extension fully operational as of late last year, and new residential projects filling in vacant lots, the dynamic of the "Mother Road" is shifting.

The Traffic Reality: Now that we have had a few months of active trains, locals are adjusting to the signal timing at key crossings like Grand Ave and Vermont.

  • Good News: The synchronization is improving.

  • Bad News: You simply cannot "beat the train." Plan for an extra 5 minutes if your commute crosses the tracks during peak hours.

The Property Value "Halo" We are seeing a distinct trend: homes and condos within walking distance (0.5 miles) of the Glendora Station and the Route 66 corridor are seeing increased demand from commuters. The "Alisal" development and others are setting new price-per-square-foot records for attached housing, which pulls up comps for nearby single-family homes.

The Future: The city’s Route 66 Specific Plan continues to encourage "mixed-use" (shops on bottom, living on top). Expect the old car lots and empty spaces to gradually transform into modern, walkable hubs over the next decade.
