The Small Touch-Ups That Move the Needle Before You List

Every seller asks us some version of the same question before listing: what should we actually fix? The honest answer is that it's rarely the big-ticket items people assume, and it's almost always the smaller, cheaper fixes that make the biggest difference in how a home is perceived.

Start outside, not inside

Curb appeal sets the tone before a buyer ever walks through the door, and it's one of the least expensive things you can address. A trimmed lawn, fresh mulch, a clean walkway, and a front door that looks cared for go a long way toward a buyer's first impression — and that first impression colors how they interpret everything else they see.

The interior touch-ups worth the effort

Fresh, neutral paint in high-traffic rooms is consistently one of the highest-return projects a seller can take on, because it's inexpensive relative to the difference it makes in how clean and updated a space feels. Deep cleaning — carpets, grout, baseboards — matters more than most sellers expect, since buyers register cleanliness almost instantly and read it as a proxy for how well the home has been maintained overall.

Small repairs also matter more than their size suggests: a sticking cabinet door, a loose handrail, a burnt-out bulb. None of these are expensive to fix, but left unaddressed, they signal to a buyer that there may be other things left unattended.

What we usually tell sellers to skip

Full kitchen or bathroom remodels rarely pay for themselves in the time before a sale, and taste is subjective — a renovation that appeals to you may not appeal to the buyer who ultimately makes an offer. We generally steer sellers away from major, personal-taste-driven projects and toward the neutral, broadly appealing fixes that help nearly any buyer see themselves in the home.

How to decide what's worth it for your specific home

The right list depends on the home, the price point, and the timeline you're working with — which is exactly why we walk every listing in person before making recommendations rather than handing sellers a generic checklist. What matters for a starter home in one neighborhood may look different from what matters for a larger home in another.

If you're getting ready to list and want a straightforward, no-pressure walkthrough of what's worth doing before you go live, we're glad to come take a look and give you our honest read.
