We get a version of the same question almost every week right now: are rates going up, and should we wait? We'd rather give you the real numbers than a guess, so here's where things actually stand this September and what it means if you're shopping for a home in Glendora, Pasadena, or anywhere else in the San Gabriel Valley.

Where mortgage rates stand right now

According to Freddie Mac's Primary Mortgage Market Survey, the 30-year fixed rate averaged 6.76% for the week ending September 10, 2026, up from 6.71% the week before. The 15-year fixed rate came in at 6.09%. A year earlier, the 30-year averaged 6.35% — so we've climbed a bit over the past twelve months, not just the past few weeks. We're not going to guess why every week moves the way it does, but broader inflation pressure, including higher oil prices, has been part of the conversation among economists this year.

We'd rather you check the current number yourself than trust anything we write here as fixed — Freddie Mac publishes the PMMS every Thursday, and it's the cleanest national benchmark available. Your specific rate will depend on your credit profile, down payment, and loan type, so the number a lender quotes you may land above or below the survey average.

What a rate move like this actually does to your payment

A half-point swing in rate sounds small until you run it against a real loan amount. On a $700,000 loan, the difference between 6.25% and 6.75% works out to a few hundred dollars a month — real money, but not necessarily a reason to pause your search entirely. We always recommend running your own numbers with a lender rather than relying on rules of thumb, because the math changes with your down payment, loan term, and whether points are on the table.

This is one area where we intentionally hand off — a good loan officer can show you exactly how a rate change affects your specific scenario, including whether a temporary buydown or an adjustable-rate option makes sense for how long you plan to stay in the home.

How this shows up locally in Glendora and Pasadena

Higher rates tend to slow the pace of a market rather than stop it. We're seeing what several local market reports describe as a longer runway from listing to pending than the frantic pace of a couple of years ago — days on market have lengthened, and buyers have a bit more room to negotiate than they did during the tightest years of the pandemic market. We'd point you to Redfin's or Zillow's live Pasadena market pages for the current snapshot rather than a number that will be stale by the time you read it, since these figures shift month to month.

What hasn't changed locally is that well-priced homes in desirable pockets — North Glendora, walkable parts of Pasadena — still move quickly. Rate movement affects buyer budgets more than it affects demand for genuinely good properties.

What buyers can actually do with this information

If you're pre-approved and searching now, a rate uptick is a reason to lock in a rate you're comfortable with once you're under contract, not necessarily a reason to wait for a better one. Rates are notoriously hard to time, and the home you want today may not be there in three months. If you're earlier in the process, this is a good moment to sit down with a lender and understand your real budget at today's rates, so you're not shopping against numbers that don't hold up.

If you want to talk through what current rates mean for your specific budget in the San Gabriel Valley, we're glad to sit down and walk through it with you — no pressure, just a clear picture of where you stand.
